Lower TDS Certificate for NRIs (Form 128)

Without a certificate, the buyer in practice deducts TDS on the full sale price and you wait for a refund. A lower TDS certificate tells the buyer to deduct only what you really owe. We compute the tax, file the online application and answer the officer's queries.

How it works

  1. 1. Compute the expected tax

We calculate the capital gain and tax on the sale, which is the figure the certificate is based on.

  2. 2. File Form 128 online

We prepare and file the application on the income tax portal with the supporting documents.

  3. 3. Answer the officer's queries

If the assessing officer asks questions or documents, we reply for you.

  4. 4. Receive the certificate

The officer decides the deduction rate and issues the certificate; processing time varies.

  5. 5. Hand it to the buyer

The buyer deducts TDS at the certificate's rate and pays you the balance.

Frequently asked questions

When should I apply?

Before the sale is registered and before the buyer pays, because the certificate governs the buyer's deduction. If the sale is already done, the way to recover excess TDS is to file your return.

Can the TDS become nil?

If little or no tax is due on the sale, the officer can allow a lower rate or no deduction. The decision is the officer's; we present your computation and documents.

Does the certificate replace filing a return?

No. You still file an Indian return for the year of the sale; the certificate only changes how much TDS is deducted.
